Pachinko: Make a Ton of Cash

Monday, January 25th, 2010

The pachinko industry is huge (pachinko/pachislot is Japan’s most popular leisure activity with 17 million players), but its value should be clarified as it is often overstated in the press. The industry is said to account for more than 30% of revenue in the leisure sector at around 30 trillion yen. However, this represents the amount wagered, whereas gaming revenue in other markets, such as Las Vegas, is measured by the amount of money lost by players, otherwise know as net win (from the casinos’ perspective).

There are over 15,000 pachinko parlors across Japan employing over 300,000 individuals, so it certainly feel like a big industry. But actually the net win of pachinko machines is just ten percent so of the thirty trillion waged only three trillion is profit, thus pachinko in fact comes behind dining out, sports and overseas travel as a leisure activity.

The Repositioning/Redevelopment Opportunity: Industry analysts expect the number of parlors to drop from 15,000 to around 10,000 over the next 1-2 years. This is a huge amount of prime retail location real estate, typically minutes from major stations, with no acquisition specialist currently operating in the market as a real estate partner to pachinko operators. Even acquiring and redeveloping only 5% of these 5,000 buildings would make for a dynamic business.

Even though smaller pachinko parlors are closing the big players in the market continue to expand, with companies like Dynam and Maruhan increasing the number of shops by five in the last ten years. But they don’t always have the cash to be able to do it, and this is evidenced in the statements of the analysts and S&P, “the pachinko industry has voracious demand for capital to fund the opening of new parlors.” So there is an opportunity to built-to-suit on long term leases. With the number of machines per hall has increasing by 13% in the last five years, it is clear that pachinko operators want bigger parlors, and they want someone to pay for them.

Pachinko needs capital: JPY70bn was raised for GAIA by Deutsche Bank in 2005 and in 2006 Standard and Poors rated JPY42bn of pachinko related transactions. But now this source of funding is no longer available pachinko parlors are looking to do sale-leaseback deals where they sell they assets and then lease them back on long-term leases.

If you are have an interest in pachinko machines and all things pachinko then you should without fail see the web site http://hubpages.com/hub/Pachinko-Machines which covers pachinko.

Learn the Rich History of the Paradise Called Palm Springs

Thursday, January 21st, 2010

Palm Springs has a rich, diverse and fascinating history. It began 10,000 years ago in the Stone Age, when the area was inhabited by an ancient tribe using bows and arrows and weaving baskets. The area began to flourish when the first American explorers made their way to the Coachella Valley in 1853. The area went from one watering hole to an international vacation paradise!

In 1853, William Blake, a geologist, while exploring, discovered a mineral pool under the desert sand. His team established a wagon route through the local mountain pass. It later became a part of the Bradshaw Stage Coach Line. Years later, the Southern Pacific Railroad built a railroad line allowing for more expansion. During this time, the Indians were given every even parcel of land, which stands today and is the reason why many areas in Palm Springs are either empty or are now leased land from the Indian Tribes. That mineral spring in the heart of the desert helped Palm Springs get its name.

The Palm Springs Hotel was the first hotel built in the year 1886 and held only 26 guests. This was the beginning of a huge trend that has been built over the years, making Palm Springs the destination that it is in today’s world. Once the hotel was established, other buildings started emerging, including a post office as people chose to settle. The first newspaper and school were established in the early 1900’s and the El Mirador hotel was built, holding up to 300 visitors to the area. A little town had emerged in the middle of the desert!

The forties held a different fate for desert oasis. During World War II, General George Patton brought in troops and transformed the El Mirador Hotel into a medical hospital, creating the need for the Palm Springs Airport, now a major center for international travel through the city. During the next few decades, Hollywood discovered the little vacation spot and soon became a favorite among the Tinsel Town Elite. Stars such as Bing Crosby, Frank Sinatra and Bob Hope came to blow off steam and party in the sun. Their homes are still available for rent here in the valley. During the seventies, the retirees flocked here for the warm, dry weather and friendly atmosphere, bringing many more full time residents to the valley.

Palm Springs now offers over 300 world-class golf courses hosting major tournaments. There are hundreds of lodging establishments from motel to hotels, and vacation rental homes have become a booming industry for comfort and style while traveling here. The Indian Tribes have established gaming as a major attraction for gamblers and folks coming just for the world-class entertainment. The city features a variety of outdoor entertainment including balloon rides, hiking and motor biking and of course, sunbathing under the desert sun! This international vacation destination brings pleasure to visitors from all parts of the world wanting fun in the sun shining 362 days of the year. They come for the fun and many travelers end up making this city their home.
